Carriers for Student Housing

Are there some carriers that are better than others in regards to "lessors risk" for student housing close to a University?

Will depend on whether you are talking a dwelling or an apartment complex. But I do know Foremost insures single family type type properties that are rented to students. Not sure what their limitation is on # of residents per property, etc. Last I knew they had a limit of 8 students per property

This would not be classified as "lessors risk". This would be classified as "habitational".

Many carriers don't care what the tenants do during the day, and in many cases aren't allowed to ask. In some cases they are.
