I did the flyer thing in the apartment complexes and so far only one method has worked for me. If you can get the apartment manager to distribute your flyer with their montly newsletters or notices, then you're chances are high.

If you're just leaving your flyer or business card out on the lobby, then don't waste your gas. It doesn't take much to make that manager your friend and most managers wouldn't want to be your friend. So invest wisely.

Not much at all and that is the first bill they cancel. However like he said above it gives you an opportunity to get their auto and other business.
