I work for a small lender that caters to investors. We are looking for a company that will provide more than just fire insurance on vacant dwellings, need wind, hail, liability and vandalism coverage. (These are short term policies usually no longer than 4 months, then some will turn into landlord policies.) We would also like to find one that will allow a lender (i.e. our company) log onto a website and be able to look up coverage and premium payments. If anyone knows of any please respond as soon as you can. Thanks for your help.

I don't do anything in Tennessee, so I can't really address that specifically. If you are looking for something in California, I can help.

Off to your questions:
- Foremost will write vacant dwellings. Coverages are pretty much whatever you want them to be. Keep in mind, vacant dwellings are a bit pricey to insure.

- Most carriers will have a partner website. This allows exactly what you are looking for, and presumably for exactly the reason you are looking for it. You just need to setup access with the carrier. I know Farmers, State Farm, Allstate, AAA, and many others all do this. In fact, I think most carriers that report to CLUE have this, since the infrastructure has to be in place already.
