What makes more sense: Building a Clientèle Base or Just Buy Leads?

I can use the old fashion ways of building Clientèle base by sending out news letters and regular mail outs to a large number of Seniors, or I can buy opt-in's cards, and just make appointments for immediate sale & gratification.

Which one is a better option? Both in the immediate and long run?
