Out of state resident- New to Medicare

I have a client who is turning 65 in March 2021. She has a "homestead" residence in Florida, as well as a Florida driver's license. Most of the time she resides in South Carolina where she and her spouse own and run a Mountain Cabin rental resort. I am meeting with her to create a "my social security" account and to sign up for Medicare (A & B). Since she has a "homestead" residence in Florida, what address should she use to sign up for Medicare. I'm thinking that she can use either her SC or Fla address- since she owns property in both states. If she wants to sign up for a MADP plan, can she use the SC address as her "permanent" address- since she spends most of her time there? Does her "homestead" residence in Florida make any difference with Medicare- or are they only concerned about where the beneficiary actually resides most of the time?
