It's good overall I just wouldn't say that you're not trying to sell them anything because you are. And give them a reason for the call
"the purpose for my call is we have a office in your neighborhood and I'd like to ask you a few questions if that's okay." is not a reason for a call try something like a certain percentage of people are under covered or over paying or you're office is new and you would like to introduce yourself.
its usually if you do not say something good in the first 30 seconds they will not response or call back...
