In California it really depends on the location and the as with other states the age and disposition of the property. And its changing...by the day.

Got it. Yep, Id just stay away from the CA and FL if you have the ability right now.
You may get lucky and write a property only to have it be nonrenewed the next year and than also the year after that, and the next and so on....
"Competitive" in California right now is not the main term to use - "Who will Take it?" is better phrase.
